Case Study 01

Jamaica ‘Tree of Life’ is the neighborhood’s largest affordable housing complex to date

Construction has begun on a brand new affordable housing development in downtown Jamaica.The mixed-use building going up on 164th Street, called Tree of Life, will have 174 units available, with a mix of studio, one, two, and three bedrooms, including a superintendent’s unit. 12 stories high and includes over 15,000 square feet of commercial space, over 9,000 square feet of community facility space, 64 parking spaces, and approximately 1,500 square feet of residential amenity space including a fitness room and community room.

Bronx Pro Group partners with United Methodist City Society

A former church site is in the process of being transformed into a residence for previously homeless seniors. On Thursday, October 24, Bronx Pro Group in partnership with United Methodist City Society held a blessing ceremony at 1080 Washington Avenue, the future site of the Trinity – Reverend William M. James Seniors Building. Upon completion, the 12-story apartment building will consist of 154 affordable units for seniors, including 57 supportive apartments for formerly homeless, justice-involved seniors.

Case Study 04

St Mary's Episcopal Church

Quinlan Development Group is bringing 138 mixed-income units to 230 Classon Avenue in Clinton Hill. The project, slated for development on a parcel formerly owned by St Mary’s Episcopal Church, is scheduled for completion in Spring 2023.

Broome Street Development

The Chinese-American Planning Council has partnered with the Gotham Organization to produce 493 rental units on the Lower East side, with 208 affordable units and 115 set aside for senior affordable housing.

Case Study 06

The Grace

During the pandemic, Grace Baptist has been able to pivot and draft new plans for a new 14-story residential building with 267 apartments with ground-floor space for church conference rooms, a catering hall and other commercial uses.

St. Joseph Parish Affordable Housing Project

The Association of New York Catholic Homes for Human Development and the Archdiocese of New York has partnered to transform the former home of St. Joseph Parish.

Case Study 08

Brisa Builders + The Evangelical Church Disciples of Christ

After a multi-year legal battle with their development partners, Brisa Builders over $3,000 a month condo fees, the CEO of Brisa Builders and Pastor Felix Gross were to resolve their legal issues out of the courtroom. Evangelical Church Disciples of Christ opened its new worship space in late June with a celebration of the 100th birthday of its co-founder, Aide Cabrera, Pastor Gross’ mother.

New York City’s Landmark Preservation Commission (LPC) has approved plans for the development of two residential buildings on a lot shared by the landmarked Hebron Seventh Day Adventist School.

Case Study 11

New York Land Opportunity Program (NYLOP)

In 2018, LISC NYC, in partnership with NYC HPD and the Mayor’s Community Affairs Unit, supported the creation of NYLOP. The program aimed to identify mission-driven organizations with property, but little real estate experience, and connect them to developers in hopes of creating affordable housing.

Case Study 12

Covington Garrett Intergenerational Home

Covington Garrett Intergenerational Home in Jamaica, Queens is only the second “grandparents” affordable housing project in New York State, and only one of a handful across the country. The 53,000 SF building, developed by The D&F Development Group, LLC, contains 52 affordable units. Thirty-three one-bedroom units will be set aside for senior citizens and 19 two-bedroom units will be set aside for grandparents who reside with their grandchildren.
